Give apartments a fair shake!
There have been some similar suggestions, but how about letting the apartments rate the residents who post crap. Let the apartments mention the condition of the apartment, post pictures, details of eviction, problems and make the posters to your site be responsible for what they say.

Verification of claims either way is a good idea. lets flush the crap out of bad tenants AND bad apartment MANAGERS/LANDLORDS/OWNERS/MAINTENANCE FAMILY who hide behind the laws and red tape binding accountability.

to the prospective residents: you can spot a bogus negative review by reading the review if they spend more time telling you not to move to a place or belittling the staff ignore it as it is fake. i have wrote negative reviews i never belittled the staff, i get right to the point i had issues with and i keep it short. don't need to read a book just tell me what to look out for. you can also spot bogus positive reviews ass well. if they are short and only say stuff like management is great love the property. toss it as it is from the staff or friends of the staff. also anything anonymous toss out. as Herm Edwards says "put your name on it." those who have their name attached to the review are more credible. anyone can post as anonymous. in fact there should be no anonymous reviews allowed.

So many residents become unhappy when they find out the things that were told to them on contract signing day are true and avidly enforced, and a lot of residents cop an unfriendly attitude because there are rules to follow and they don't have the freedom to do whatever they want-like sending their children out and never checking on them, using the property as a spitoon and grarbage dump and oh, they are so very unhappy and eventually they give notice and move- no manager likes rulebreakers, and many beat themselves up for not spotting trouble makers in advance. And then they sue for all their deposit because they don't see anything wrong with the awful way they treated their former residence. And the managers continue their unending quest for decent, responsible people to rent.

I think that for the most part the comments are accurate and if someone had a terrible experience with you then they should be able to share it with others here. If you don't like what another person says then maybe you need to re-evaluate how you are treating residence. It seems to be a pattern that lots of promises and nicey nice before moving in and then the attitude from management changes. They know you've just signed your lease and getting out of it is costly so they are stuck all the way down to the return of deposits which more than not never end up in the mail!
If you're doing a great job others will make comment without you having to bribe them. Do the best job you can do (lots of people are counting on you) and the praise will come. I appreciate this site for the honest comments. When it's out of anger, it's obvious. You can always comment back as a manager. It's like getting a report card so if it's not what you want to hear then change your ways of how you treat all tenants.
For the managers that write their own reviews with all 5 stars of course, they seem fake and the style of writing pretty easy to see.
Consider it like an audit and do better! -

I live at Chesterfield apartments in Mt Vernon Illinois and I give it a #10! This complex has wonderful staff, great mantainance, and many things to do as well as laundry facitility, tennis court, weight room, pool and club house.

this is a good idea. An unhappy woman who had never lived here made a mean post about us, and got a friend of hers to call our place a slum, and it isn't, and that friend posted awful pictures of some other place and said it is our place. Our lovely little place isn't getting any calls, and people are missing out on a good place to live.

I agree!! Why give them the ability to slander good people because the poster was a disgruntled tenant!! Nine times out of ten you would find that the poster was either evicted or given a 30/60 day notice to vacate.

How about giving the residents a fair shake!In which these management companies take full advantage of,by holding their security deposit for things that were exsisting in the apartment to begin with.These companies claim they follow the policies and the law,NOT
they are the biggest violators and nickle and dime these poor residents.How about the managers who post fake ratings, postings to make them slefs look good so their bonus can be bigger?Find away to valadate them,these people wear fake smiles to get you in the apartment once its a done deal look out,they will pull every trick in the book to hook you.This is a rootless bussiness in which have taken the shirt off poor peoples back so i guess its time to turn the table.People don,t be afraid to report them,remember we out number them in volume we can WIN!!!Thank you -

Actually what you mention is great, but technically, it is a much more different beast. Not to pick on you at all, but I keep seeing some people bashing this website (apartmentratings) because it doesn't have this feature. For those people: It's not just like adding a "just a little extra computer code", or flipping a few switches. It's a significantly different database design and a considerable amount of high-priced intellectual labor. And even from a business perspective, it's best kept as a completely different business entity. From a techno-business perspective: when you start to try to combine one highly customized system to work alongside a new system, the results are usually a muddled mixture. So, please, have some respect for this free website, and dont bash it because it doesnt let you rate tenants. It's really a whole different ball of wax. Don't oversimplify things so much and you'll do yourself some good.

I am a property manager and we always pay this extortion site on time, yet they dont reactivate the account so we can respond to reviews until we ask for a refund. I agree with Clark Greg and definitely with those that say this site is extortion. Thats all it is.

Leave it to Clack Gregg to post a gross assumption with zero evidence to back up his own butt-hurt rage against the system.
What people like Clark Gregg want is total control. They want their complexes to have glowing reviews. Like i said before, there are plenty of apartments listed on this site that have such a reputation and a negative review here and there doesn't affect them in the slightest.
My own complex that i live in has plenty of bad feedback, it didn't stop me from checking it out and moving in. It's a nice place with quiet neighbors, just like the positive reviews said.
May i suggest that Clark Gregg and his fellow whiners get some ice for their obvious butt-hurt.

I think the people who built this site are probably former evicted residents themselves who probably to this day don't pay their personal bills in a timely manner. Hence, the slant toward allowing free posts by ticked off residents and shafting owners with the cost of responding. It's really unfortunate that a site like this is run this way - it would be more reputable if everyone were given a fair shake - residents and owner/managers alike. I put these guys and gals in the same category as ambulance-chasing attorneys.

Let me add that as an employee at three of the apartment buildings rated on this site I know for a fact that the employees work very hard to fill work orders in a timely manner that are generated by the office in respond to all tenant complaints and the management takes them seriously. Yet,comment after comment about my apartment buildings is saying how management does not care and nobody ever takes care of their issues in a timely manner. Hogwash. I am sure that sometimes work orders may take time to fill because of the large number of them ( I work in old buildings and old buildings tend to have lots of issues) but they are never just ignored. You seriously need to find a way to make people more accountable for what they say here.

I think it is absolutely wrong to let everyone comment for free on this site and not have to even reveal their identities but require managers to pay in order to make official statements contradicting them. Either make everyone pay and prove their identities or make nobody pay and prove their identities. Either make this site completely reputable by being fair to managers or treating everyone the same or just allow it to be a freak show in which people can lie their behinds off and get away with it knowing that a lot of companies will not pay to contradict them or prove them wrong. This is coming from an employee of one of the very apartment buildings that is rated very lowly here. I am sure one of the reasons my manager has not bothered to respond is the money. Take away that issue and she might have a lot to say about what has been said here. A lot. Be fair. Stop charging management or make everyone pay.

Well I was informed by my landlord that it cost $$ to Manage their apartment building rating page and they cannot afford to pay $100+ (a month was it?) and all of the bad ratings on the apartment building page that i live in are from tenants who have been evicted from NOT paying, getting drunk and harrassing tenants, heavy partying. The apartments i live in are emaculatly clean when i move it, quiet and if there is a problem I just call my landlord and one of them sets up a time later that day when they will be over. All of those negative posts are just ruining this apartments reputation!
