Please add option for reasons to remove posts.
Personal threats have been made to the employees, property and company through your site. We should have the option to have it removed for this reason.
Also, please give us a way to correct false information. I am all for people sharing but when it is outright lies about places it is not fair to the properties. In the last post for Bridges at Wind River, the compaintant states that the apartment is not yet rented and they say that it is and that we are stealing. I can assure you it is not yet we have no way to defend ourselves against these lies.
We offer a way to report reviews that violate our term. Click the “Report Abuse” link at the bottom of any page. We review all complaints and remove any information that violates our terms.
The majority of the time we just remove the violating information rather than delete the entire review. We don’t delete reviews just because an apartment complex asks. All requests are handled using the same criteria.
We only allow for one review per person per property. Multiple reviews aren’t accepted.

The person writing ratings against us has never lived here! He continually comes back and writes an additional bad review when someone else has written a positive review. We rent to many people from around the world and they use these comments as a guide. When looking and not knowing the areas of Houston...........If we don't have what they need or in the area that would be best for them we tell them.............How much more honest can that be.
It is possible to have high ratings even if we are 41 years old. None of us working here at ThreeFountains 3 have ever written a review or paid to have one written.
He is trying to destroy our credibility with prospects. There are also several reviews that belong to Three Fountains 1 and we know this because of the incidents they were referring to such as no water, roaches continually in apartment etc. ..... -

This site needs to be monitored prior to allowing posts to go live. Posting racist comments coupled with employee names and swearing is unbelievable to me. I feel that Apartment Ratings should be held personally responsible for failing to protect the public. Slanderous commentary should never be allowed to occur! How about being proactive rather then reactive Apartment Ratings?

We have been receiving ratings from one person who we believe is a realestate broker.
We are also receiving reviews for Three Fountains I.....This is certainly not here
I do not pay residents or past residents monies for writing a review !! To say the ugly things about this property and staff is sick. If he didn't like the property why write about it other than to make me madder than a hornets nest. We work very hard to keep this 41 year old property very clean and in good working order.
Thank you for letting me get rid of my frustration from this person.
the young man that wrote the one from Ca. is a very gracious he did live here and he did go back to CA as he missed it.......................

i cant belive people are talking and slandering others names on here! i mean jesus is there a dam vendeda on here some or one of you is trying to prove! ive lived there is was the most comfortable envirment no drug activity! especially the workers! i mean c'omon you people really belive this crap! to stick this smutt on here i was very siapointed! the maitnence men were always great and if any of them were gonna do drugs i think it would be the so called "nice young boy" with the black teeth! but im not a problem starter! i feel anyone who reads this crap or plays into it has too much dam time on their hands i seen the site and just figured i'd give it a great review since it is and will always be a great! and yes great! place to live and boreing as well "no action" sorry but thats the real truth!people should be ashaimed for saying anything but "i loved it there"!!!!!

Many of these letters are not reviews of apartments but are personal vendettas against some person. Many are vicious and cruel. These should not be allowed on this site. Only reviews. This site is too often used to try to damage people's reputations since unfortunately this site gives them a public forum to do so. There is not effort made to make sure Apt Ratings is doing what it promotes itself to be, apartment reviews, not cruel gossip or manufactured lies. I also know people who lost jobs or quit after being publicly harassed by letters, often by people not even living at the apartment complex.

Hi, this regarding to Harbor Pointe Apartments in Milwaukee, WI. I had submitted a post a couple of days ago, and alsmost instantly there was a negative response that I had in return responded to. I just noticed now that my response message has been removed, "flagged", I'm guessing. Does this happen often? This apartment complex I'm referring to receives alot of bad reviews. Most posters express whenever anything positive is said in defense of the property, that it's a "fake post". This is really frustrating. I did use the word "hell" in my response, so maybe because it contained profanity??? Any ideas? Thanks

I agree with the post. It is not right that anybody can post anything (almost always false) and the property has not right to defend themselves, unless we pay a membership fee.

False Statement of Fact/Defamation commented
Even though it is very old (2005), there is a defamatory 'rating' that still appears under our name that upsets me every time I see it ... and there is nothing we can do about it. From the various pieces of 'factual' information contained in the rating, it is clear that that rater did not lease one of our apartments ... and, as such, the highly-charged negative content is defamatory to us because the person has identified us as her landlord. Yet, there is no way to 'prove' that the person has incorrectly identified us and to have the posting removed. So, there it sits, year after year, negatively impacting our reputation in the eyes of anyone who reads it. Although there are many statements in the post that that 'prove' that this person has incorrectly identified us as her landlord, one is most telling. Simply stated, the rater said she rented an apartment on "Baum Boulevard," but we do not -- and have never had-- any apartments on Baum Boulevard. Paying a monthly/annual fee to publicly respond to this 6-year-old post does nothing to repair this damage. Although I have tried to have this post removed as a violation of the user agreement (defamation/false statement of fact), it is hard to prove your case when the online form gives you only one option to select -- "other" -- and no place in the form to present your case. How can the Apartment Ratings staff review the post for violations of the user agreement when there is no place for the landlord to itemize what it considers to be the false statements of fact that make the post defamatory and, thus, a violation of the user agreement? Somehow, I don't think that the apartment ratings staff knows the address of each property in our management portfolio as of 2005 ...

A previous company had a to fire an employee and now he leaves the community bad reviews... obviously out of bitterness. They are totally false and its hard on the new management company because they have started fresh.

I agree, Ally. I check reviews on cars, shoes, food, movies - EVERYTHING - before I open my wallet so why should it be any different with my apartment? As an international cservice professional, I know that people bother to leave reviews when they feel strongly about their experience one way OR the other. Consumer reports have been around forever and just because the internet offers users the chance to see it all, and make their own informed decision. Removing anything is unethical. I'm beginning to think that my own apt home's 67% approval rating is a farce considering how many reviews have been removed... Comments mentioning personal issues with staff, being mean, vindictive, name calling, cranking about neighbors - mean nothing to me. Neither do responses from bored people with no situation specific experience that think 'getting a house' is the answer for everything. I have a house. I rent it out. Leave it ALL out there for people to see, and use it to improve your service, if you want. But leave it for me to decide what to make of it.

this sight is a joke for sure! You guys have nothing better to do than to cry about how much you hate where you live. It's apartment living! My husband an I had a fat girl living above us who stomped on the floor everytime she walked. We had neighbors that were too lazy to take their trash to the chute! Then there were the ones with dogs that expected the poor staff to pick it up even though management provided bags and disposal areas. If you don't like apartment living get a house. Then see what kind of neighbors you'l be stuck with!

I don't think there should be an option for managers to delete comments, that is not what blogging is about. If the management isn't ready to deal with public criticism they shouldn't be in a public relations job. There will always be something bad to say about someone or something. I read these to learn about complexes, I find things very helpful and sometimes humorous, due to unimportant insults and accusations. Honestly grow up, if the tenants are being unrealistic an intelligent person will notice and move on.

This site is a joke, no way to remove lies. I was once told in a reveiw i was sleeping with the staff... a lie and no way to remove it i evicted the tenent who wrote it so they come here to get even...worthless site, a joke in fact
The BBB checks all facts first if this site dont then why use it. -

I rely heavily on reading comments and personally have enough common sense to weed out the BS. In my opinion, management should be allowed to respond to ratings, but not remove them. When employees entering bogus ratings as a tenant it's usually transparent (to me). Question, though, I was trying to read the reviews for Broadstone Avena in Thornton, CO. Why, when I click the link to see "more" is it going to a generic page?
I've read some horrible reviews at places that look really nice, so I'm stuck out of state, with no apartment for now. Who do I trust? It's frustrating. -

Most tenants that post anything on these sites are angry and childish and the site ends up being of no help to either side cause nothing ever gets solved, but animosity.

I have been living at Deer Creek Village in South River for over a year and I love it. When ever I had a problem the office manager always makes sure it's taken care of right away. Both the office and maintenance staff are very helpful and make you feel at home. I highly recommend Deer Creek Village it's a great apt. for your money!
