Do not require sign-up to post a review
I have enough accounts and passwords to remember! People will be much more likely to post reviews if they don't have to sign up or give their email address for anything.

Verify people. Some are disgruntled employees
Some people left on bad terms and will do anything to hurt a property. I know one one who goes from property to property giving bad reviews. Your site really undermines things.

Be ethical.
You should not allow profanity, slander, property owners phone numbers listed in reviews, nor the use of peoples personal names. I have just read the below listed comments and realized that you are lacking moral rectitude. You are simply using this web site to make money off your adds.

stop users from deliberately keeping their review at the top of the list by changing it a little
Once a user submits a review, they should not be able to keep it at the top of the review list by tweaking it unimportantly. Someone in our apartment community watches these listings, and as soon as complaints show up, they tweak their 5-star positive review with nothing important for the sole purpose of keeping a positive review at the top of the review listings. This is deliberate manipulation. Maybe a changed review should keep its place right where it was in the listings.

Bug in your system.
Sometimes a property with say 1 positive (recommended) and 3 negative (not recommended) reviews shows as 100% tenants recommend this property , though it should be 25% only.
For example here there is a glitch:

Be fair and balanced-allow owners to respond
WITHOUT charging hundreds of dollars to "register" in order to reply to negative, mostly retaliatory postings.

How do you delete an apartment complex that you added?
I want to delete the apartment complex that I manage that is on here. It's obvious it's oly being used by those who want to retaliate when they are evicted. Nobody would look for this site if that wasn't the case and it's unfair that the ratings are so negative. Also I have noticed that my building is getting mixed up with another complex somewhere and is recieving negative reviews, but they're not our tenants.

Reviews and the time period
Reviews should only be kept for a certain time period as staff and/or management sometimes changes.
10 votesReview scores count less towards the overall ratings and scores of an apartment over time.

Reduce the fees assoc with Mgr joining this site. Budget

Email Address and Spam
By asking people for email addresses when they post reviews your opening them up to a lot of spam. I don't trust fly by night online companies with my email address. if you want serious reviews you need to take down the email requirement. I have a good review for my apartment complex but its not worth having my email box flooded by apartment ratings when I don't even live in an apartment anymore.

verify those who leave comments
I understand free speech but do you understand when you cannot police who is placing comments that you are providing a platform for anyone to lie, whether or not they are actually residents or disgruntled friends and/or employees or even a resident who was evicted because they didn't pay their rent. They do not have to state who they are or be verified in any way. At least the BBB allows both side to give their story before they post anything.
