  2. We have no hot water this has been ongoing since before Christmas we are heating water on our stove, I have a 4year old and she needs a good bathing. Yes we have renters but who wants to stay in a hotel in the middle of a pandemic? PLEASE HELP WE NEED HOT WATER!

This apartment is full of drugs there are every other unit that has drugs being sold people hanging outside smoking drugs and selling drugs, I am going to notify the DALLAS POLICE DEPARTMENT OF ALL THE ILLEGAL ACTIVITIES ON THE GROUNDS AND INSIDE OF THE ROYAL CREST APARTMENTS, THEY NEED TO EVICT EACH PERSON AND SHUT THESE APARTMENTS DOWN AND JUST re renovate and remodel this whole area complex Ithe management does not comply with the tenants when they request maintenance of repairs, Dallas Police WILL BE INVESTIGATING TO REPORT BACK TO CITY HALL OF THE ACTIVITIES WITHIN AND THE…

  8. He sell bicycle to Azusa Garden Apartment tenants so it is very danger for driving car, people, and bicycler. This is not legal inside of apartment.

  9. Mr. Q, Azusa Garden Apartment Manager continually harassing told tenants that if you have money, you will buy a house and get out from this apartment. This is clear harassing and insulting.
    He has allowed 5 or 6 people in one-bedroom apartment and several people used one parking space. This is illegal rending apartment policy.

  12. In Parkville, MD several properties have pictures of dead mice in bags, insects, cracks in the molding, and other problems in the gallery using the arrows to scroll thru pictures. Obviously these should not be there so what's happening?

  14. Please remove the long drawn out Covid 19 survey. It is irrelevant to us finding a place and is annoying to have to click through it to search. I tried to complete it and it's very long, people are on this site at times with limited time and need to find places quickly this is a no no, get rid of it asap!!

  15. Requiring us to pay to respond to our reviews in order to improve our overall score is blackmail. Our properties all have very positive reviews and there is no need to respond to these reviews in order to improve our score. All of our properties scores have declined significantly as well as this has negatively impacted our overall ORA scores. Not to mention that all we see now is a big fat F in red letters. is So disappointed. Owner is considering hiring a lawyer as he finds this to be unethical.

    We will have communication soon, but want to offer a preview:

    First, we looked at the data for 10s of thousands of reviews generated on ApartmentRatings over the last several weeks. The ratings have remained consistent over the last two weeks. Verified Resident reviews are 4.32 stars, and website submitted reviews are 3.70 stars. This is historically similar to prior periods telling us it’s stable.

    Review volume for Verified Residents actually increased helping those who use that program improve their ratings.

    Second, we evaluated reviews that mention COVID or Coronavirus, it was just a handful out of the 10s of thousands generated the past few weeks. We found many who praised management for their handling, and some frustrated reviewers disappointed amenities weren’t available. None of the reviews accused a community of spreading the infection.

    Noise is an important issue, we suggest that you make this a review on the site to help future residents understand what it’s like to live in your community.

    However, we’re not the management company and don’t have the ability to send out a letter. This would be a good time to address it with the office since they can actually do what you would like.

    Sorry to have to set the status to decline as we don’t have that authority nor knowledge of where yo live, but we feel your angst when you can’t rest due to noise.

    You should have that information directly from your community manager. We wouldn’t be comfortable publishing that as it would become public, and potentially abused.

    Your community should provide each resident with emergency contact details. If they haven’t, a review on ApartmentRatings which includes that fact would be valuable to future potential residents.

  20. It's 2020, but I see reviews of my apartment building from as far back 2002. Someone expressing their displeasure about an encounter with a building manager or a maintenance issue from nearly 20 years ago is totally useless information. Even the neighborhood around a building changes over time, for better or for worse, and whatever the situation was 20 years ago has little bearing on what it is currently.

    Removing old reviews is typically requested by a property manager, and since it’s anonymous, let’s assume it is asking for removal.

    Response in two parts:

    1) We aren’t removing old reviews. There is valuable information in there and it can even tell a story of how the community can change for the better.

    2) Our research tells us that current reviews are most relevant, so we are encouraging communities to have recent reviews and demonstrate good customer service by replying to them. To that end, we are rolling out a new calculation that summarizes the last 12 months and gives a grade rating. That is called epIQ, which stands for Experience Performance IQ. The grade will consider how many reviews a community has, the rating of those reviews, how often a manager responds to them, and how quickly that response was.
